BSW real estate investments undergo a rigorous due diligence process, which culminates in an on-site visit by a member of our team. During the last week in June, Elias Bachmann traveled from Columbus, OH on through to Muskegon, MI to review and assess several of our current and prospective investments with Monarch Investment Group.

During the visits, Elias met with regional and site managers to understand the marketing and operational process utilized to add value to these investments. At Shoreline Landing in Norton Shores, MI, for example, the property manager noticed that the local professional hockey team led the league in penalties.  As a result, she decided to sponsor the penalty box so Shoreline hospitality would be announced with every time out.  Additionally, social networks and low cost web advertising are tools used at every property to keep occupancy high and costs low.

Each apartment complex stood out as being carefully selected for good value relative to others in the immediate area.  Valley Stream is clearly the perfect example of this, being the strongest performing and best looking property of 4 located every corner of a single intersection in Maumee, Ohio. Monarch excels at identifying high impact capital improvements (adding business centers or additional playground space, expanding fitness areas) that can keep units full and rents growing.
